About the NDIS & SDA
  • The National Disability Insurance Scheme (NDIS) provides funding to eligible people living disability to gain greater independence and live an improved quality of life.

  • Specialist Disability Accommodation (SDA) is the only long-term accommodation funded by the NDIS. It is available to people who need specialist housing solutions, including to assist with the delivery of supports that cater for a person’s extreme functional impairment or very high support needs.

    The NDIS prescribes a framework of SDA which currently provides for four design standards and four building types. AnSDA property must be enrolled with NDIS.

  • An SDA Provider is a person, business or organisation who is registered as a provider with the NDIS and provides SDA to participants. SDA Providers provide property and tenancy support.

  • Participants who have an extreme functional impairment or very high support needs and meet the SDA needs requirement and funding criteria.

  • The purpose of SDA funding is to stimulate the development of specialised high-quality housing options for eligible SDA NDIS participants. SDA funding is claimed by SDA providers when they provide housing to SDA eligible participants.

    SDA funding is not rent, it is a capital reimbursement for the cost of building the SDA property. Participants/tenants are usually required to pay a reasonable rent contribution when they live in SDA.


    SDA funding also does not pay for in home supports delivered within an SDA home.

Living in SDA & SIL
  • Supported Independent Living (SIL) is the services which provide assistance or supervision with everyday tasks, enabling participants to enhance their independence and develop life skills.

  • SDA accommodation is available in a range of building types, some allow for sole occupancy, others are designed for sharing.

  • It is possible to live with family members in SDA. This is often referred to as “Appendix H”. Please contact us if you would like more information about this housing pathways.

Application Process 
and Tenant Support
  • It is likely you will be required to provide a current and focused Functional Capacity Assessment with your SDA application to the NDIS. Contact us if you or your support coordinator would like assistance with the application process.

  • An accredited SDA assessor is a qualified professional certifies SDA dwelling in the construction process. All SDA dwelling must meet minimum standards within the SDA design guideline.

  • Yes, however it will usually be necessary to demonstrate your SDA eligibility and commence an SDA application with the NDIS.

  • Yes, we deliver property and tenancy services and support. A significant part of our role involves providing ongoing support to tenants after they move into their homes. Examples of this support include:

    • Property Maintenance: Ensuring the property remains safe, accessible, and compliant with property and SDA standards through regular maintenance and inspections.

    • Tenant Support Services: Partnering with SIL and support providers to enable tenants to receive in home living support.
